Snag Lists
A Snag List involves a detailed inspection of new properties to identify any specific problems or defects prior to purchasing or signing of contracts for closure of sale. This will also take into consideration all aspects of the property in relation to compliance with the Building Regulations.
Mapping - OSI Licensed Practice
A Land registry compliant map is a detailed map used for Land Registration purposes. This is a detailed large-scale map which meets the specific requirements of the Property Registration Authority -Land Registry. Theses maps can be used for to specify the exact location and boundaries of freehold or leasehold property.
Surveying - Building & Land Surveys
The most important feature of a survey plan is that it displays the legal boundaries of the property, a factor that often gets little regard until a boundary issue arises. When property boundaries matter, they really matter!
A survey plan enables the reader to ascertain:
- the size and shape of the property
- the location of rights of ways and easements
- dimensions and distances to the boundary of houses, sheds, fences, utilities and any features of importance to the landowner
- the location and description of physical monuments or markers that have been placed to mark the limits of the land
Percolation
For One Off Rural Dwellings
A percolation test is a test to determine the water absorption rate of soil in preparation for the building of a septic drain field or infiltration basin. The results of a percolation test are required to properly design a septic system.
Scaled Diagrams - Sketchs
A sketch is drawing out a scaled diagram of a house before you begin the construction work is a must because: It shows you the layout of the rooms and how each room opens into the other.
While we do like to get an ideas list and photos of what the client has in mind the layouts and design may change a number of times as clients view designs and layouts on paper.
Planning Permission
If you are going to build a house, you will need planning permission.
If you are going to build an extension or make other changes to your existing house, you may need planning permission.
There are 3 types of planning permission:
- permission
- outline permission
- permission consequent on outline permission
Construction Drawings
Construction Drawings will provide information on the building including: the size, shape, the type of materials to be used, the method of fixing as well as clearly noted dimensions showing the position of all elements of structure.
Layouts for electrical and plumbing needs along with our own layouts for underfloor heating, pipework’s etc. We detail roof spec, foundations, window and door schedule, heating/plumbing and electrical layout, finishes, etc.
Supervision
Supervision of a dwelling house, extension or any works ensures that the build is built in accordance with the building regulations and planning permission. Banks will require sign off for each stage payment draw down on clients’ mortgages and certificates of compliance at the end of each build.
We attend on site for site layout, foundation, floor level, wall plate, roof complete, windows and plastering complete, first fix, second fix and completion.
ASSIGNED CERTIFIER FOR COMMERCIAL/RESIDENTIAL DEVELOPMENTS
The Assigned Certifier is a registered professional appointed by a building owner to organise inspections and certify a building’s compliance with the Building Regulations.
